There is plenty more to Cheltenham than racecourses and handsome architecture, although when you imagine the Gloucestershire spa town this is probably what first springs to mind.<\/p>\n\n\n\n

For the most part, house prices reflect \u2018Chelters<\/em>\u2019 innate desirability. During 2018, homes increased in value by 13 percent – around five times the UK average for the same period.<\/p>\n\n\n\n

At the upper end of the average house-hunting budget, elegant and undeniably impressive Regency-style houses can be found in Montpellier and Pittville, where a 3-bedroom flat on Queens Parade will set you back around \u00a3550,000. Detached houses and spacious semis with generous gardens can be found for around \u00a3400,000 \u2013 \u00a3600,000. <\/p>\n\n\n\n

However, there are much more affordable options for those looking beyond Cheltenham\u2019s most prestigious addresses. A semi-detached house with a decent garden can be found for \u00a3200,000 and a two-bedroom flat in more up-and-coming areas of the town at a similar price<\/a>.<\/p>\n\n\n\n

In 2014, the Sunday Times declared that Cheltenham was one of the best places to live in Britain<\/a>. With that glorious architecture, it\u2019s race-set glamour, farmer\u2019s markets, proximity to the beautiful Cotswolds and a breezy refinement that\u2019s a million miles away from being stodgy; it\u2019s not hard to understand why.<\/p>\n\n\n\n

So, what else does Cheltenham have to offer?<\/p>\n\n\n\n

Travel<\/strong><\/h3>\n\n\n\n

Occupying an enviable spot on the very edge of the Cotswolds, Cheltenham is well placed for sightseeing and excursions. Bristol and Birmingham can be reached in little over an hour and a half by road \u2013 getting on the M5 is an easy hop. It is also a civilised 45 minutes from the main Cheltenham train station, Cheltenham Spa<\/a>, to Bristol Temple Meads. London Paddington is two hours away.<\/p>\n\n\n\n

Cheltenham\u2019s other train station is the slightly-out-of-town Cheltenham Race Course Station<\/a>, which is located within the boundaries of the racecourse itself.<\/p>\n\n\n\n

The schools in Cheltenham are almost as famous as the racing, with no fewer than 14 rated ‘Outstanding’ by Ofsted<\/a>.<\/p>\n\n\n\n

Among them, Belmont School<\/a> has exceptional provision for additional needs. St. Mark\u2019s Junior<\/a> retains its \u2018Good\u2019 status, while for secondary education, Balcarras School<\/a> boasts dependably good results. Unsurprisingly, the Sunday Times State Secondary School of the Year 2020 – Pate’s Grammar School<\/a> – is consistently oversubscribed.<\/p>\n\n\n\n

There are plenty of independent options also, with the renowned Cheltenham Ladies College<\/a> leading the fee-paying field.<\/p>\n\n\n\n

Leisure and Amenities<\/strong><\/h3>\n\n\n\n

The famous racecourse<\/a> looms large in the life of the town and certainly provides for an equestrian-themed smorgasbord of activity and interest year-round.<\/p>\n\n\n\n

However, for those more keen on two-legged pursuits, Cheltenham Leisure Centre<\/a> is also excellent. It offers a full sports stadium with a 6\/8 lane running track, swimming, gym and plenty more activities for all levels of keen participants.<\/p>\n\n\n\n

There are also lots of outdoor spaces to enjoy: Imperial Gardens<\/a> and Montpellier Gardens<\/a> are both glorious places to explore, the latter providing fun for all the family with an arboretum, tennis courts and skate park.<\/p>\n\n\n\n

If shopping is your thing, The Regent Arcade Shopping Centre<\/a> is an all-weather retail spot in the heart of town, with all of the popular High Street names and several dining options to choose from.<\/p>\n\n\n\n

Independent boutiques, curio shops and tempting restaurants can be found in the popular Montpellier Quarter<\/a> district. <\/p>\n\n\n\n

Food-lovers from across the UK and beyond seek out multi-award winning Le Champignon Sauvage<\/a> for exceptional cuisine with a more purse-friendly price-point than other restaurants of this calibre \u2013 you can enjoy the set two-course lunch for a relative steal, at \u00a333.00.<\/p>\n\n\n\n

What\u2019s On?<\/strong><\/h3>\n\n\n\n

The Cheltenham Festival<\/a> really pulls in the crowds. Billed as \u2018the most prestigious and iconic jump racing event of the year,\u2019 the festival usually attracts over 250,000 racegoers over the 4-day event.<\/p>\n\n\n\n

For those with less of an equine interest, it would still be fair to say that Cheltenham loves a festival.<\/p>\n\n\n\n

The Cheltenham Jazz Festival<\/a> is also a perennial favourite attracting a big-name line-up<\/a> and with over 600 influential speakers every year from the literary, political and acting worlds and beyond the Cheltenham Literature Festival<\/a>, one of the oldest events of its kind in the world, is not to be missed.<\/p>\n\n\n\n

For some alternative, family-friendly gatherings, check out the Cheltenham Science Festival<\/a> \u2013 an exciting exploration of the world around us, aimed at students, families and curious minds \u2013 and the Wychwood Festival<\/a>, which is all about indie-music, comedy, food, art and fun with a relaxed, summery vibe.<\/p>\n\n\n\n

It\u2019s not all <\/em>festivals though: visit beautiful Rodmarton Manor<\/a> for a glimpse at some of the finest Arts and Crafts splendour in the country, and the Pittville Pump Room<\/a> for a chance to experience the famous spa waters.

Safety & Crime<\/strong><\/h3>\n\n\n\n

In terms of physical risk, Cheltenham\u2019s location by the River Chelt does pose a flood risk to certain areas of the town, although flood-prevention funding in the region of \u00a32.78 million<\/a> has been made available for those properties in flood-risk zones.<\/p>\n\n\n\n

Unemployment is below the national average for the region and data from the Office for National Statistics reveals that Gloucestershire is officially the safest place to live in the UK.<\/a> At 72.73 (total number of crimes recorded over a 12 month period, per 1000 residents), Cheltenham has an above average crime rate<\/a> for the Gloucestershire area. However, the bigger picture reveals that crime in Cheltenham is still lower than the national average.<\/p>\n\n\n\n

Statistically, the safest areas are Charlton Park, Charlton Kings, Warden Hill and Battledown, while the College ward, Lansdown and All Saints areas see slightly higher crime rates.<\/p>\n\n\n\n

And the view from the street is a positive one, with Terry Howard \u2013 operations manager at the Cheltenham Guardians<\/a>, an organisation that dispatches first aid trained volunteers every Friday and Saturday night to provide safeguarding and welfare services \u2013 revealing:   <\/p>\n\n\n\n

\u201cThere is a very joined-up approach to policing the night-time economy, and 99.9 per cent of people enjoy it responsibly. It is resolved quite comprehensively by the police who are very, very good. We are lucky in Cheltenham.\u201d<\/em>
