{"id":1696,"date":"2021-12-01T07:00:49","date_gmt":"2021-12-01T07:00:49","guid":{"rendered":"https:\/\/www.yopa.co.uk\/homeowners-hub\/?p=1696"},"modified":"2021-12-01T18:24:53","modified_gmt":"2021-12-01T18:24:53","slug":"how-far-can-you-extend-without-planning-permission","status":"publish","type":"post","link":"https:\/\/dy36.stage.yopa-dev.co.uk\/homeowners-hub\/how-far-can-you-extend-without-planning-permission\/","title":{"rendered":"How far can you extend without planning permission?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Since 2015, it\nhas become possible in England \u2013 under certain circumstances \u2013 to extend your\nhome without planning permission using something called \u201c<a href=\"https:\/\/www.planningportal.co.uk\/info\/200187\/your_responsibilities\/37\/planning_permission\/2\">permitted development rights<\/a>\u201d. Of course, as with all things\nplanning related, there are a list of caveats longer than the Magna Carta, but\nin this article, we\u2019ll try to highlight some of the most important things you\nneed to know.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Before we\nget started\u2026<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">To determine\nwhether your planned extension might fall under permitted development rights,\nthere are five questions you will need to ask yourself.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Is\nyour planned extension going to cover less than 50% of the area of land around\nyour original house?<\/li><li>If\nyour planned extension is going to be within 2 metres of your property\u2019s\nboundary, will the height at the eaves be less than 3 metres?<\/li><li>Is\nyour planned extension going to be shorter than the highest part of your\nexisting roof, and lower at the eaves than the existing eaves?<\/li><li>Are\nyou planning to use materials similar to that of your existing house for your\nplanned extension?<\/li><li>Are\nyou not planning to include any of the following within your extension?<\/li><li>Veranda<\/li><li>Raised\nplatform<\/li><li>Balcony<\/li><li>Chimney,\nflue or vent pipe.<\/li><li>A\nTV aerial or satellite dish<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If your answer\nto all of these questions was \u201cyes\u201d then great, read on! If you answered no to\nany of the questions above, then we recommend heading to the Further Reading\nsection below for more information about planning restrictions.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Single\nStorey Rear Extensions<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Rear extensions\ntend to have the least amount of red tape associated with them and in most cases,\nyou should be able to build a single storey extension of up to four metres for\na detached house, or three metres for all other types of house, without the need\nfor planning permission or prior approval.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Furthermore, as\nlong as you do not live in a conservation area (e.g. an AONB or national park),\nthen \u2013 subject to prior approval \u2013 the limit for single storey rear extensions\nincreases to eight metres for detached properties and six metres for other property\ntypes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Of course, the\nkey phrase here is \u201csubject to prior approval\u201d \u2013 this means that for these\nlarger extensions you must notify the council of your intentions, who will then\nconsult your neighbours to flag any objections. If any objections are raised,\nit will then be the job of your local planning authority to determine if the\nextension can go ahead based on the impact on the amenity of neighbouring\nproperties.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Single\nStorey Side Extensions<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you are planning\na single storey extension to the side of your property that a) does not exceed\nfour metres in height, and b) does not exceed half the width of the original\nhouse, then you may not need planning permission or prior approval. However, as\nwith single storey rear extensions, this does not apply to properties that sit\nwithin protected land.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Multi Storey\nExtensions<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Although it is\npossible to build a multi storey extension using permitted development rights,\nthe rules tend to be more stringent than for single storey extensions. These\nmore stringent rules include the following caveats:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The\nmulti storey extension cannot extend past the rear of your current house by\nmore than three metres.<\/li><li>The\nmulti storey extension cannot be within seven metres of any boundary opposite\nthe rear wall of the house.<\/li><li>Any\nroof pitch must match the existing house as far as practicable.<\/li><li>Any\nupper-floor window located in a \u2018side elevation\u2019 must be obscure-glazed.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">It is also\nimportant to note that multi storey side extensions are completely exempt from\npermitted development rights and will always need planning permission.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Conservation\nAreas<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you live in\nwhat\u2019s known as <a href=\"https:\/\/www.planninggeek.co.uk\/gpdo\/article-2-protected-land\/\">Article 2(3) designed land<\/a>, some of the permitted development\nrights will not apply to you.
