In fact, the number of home workers <a href=\"https:\/\/www.ons.gov.uk\/employmentandlabourmarket\/peopleinwork\/employmentandemployeetypes\/adhocs\/009913homeworkersbyukregion2008comparedto2018\">rose nearly 75%<\/a> between 2008 and 2018 according to the Office for National Statistics. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Fast forward to the post-lockdown world and the ability to work remotely has never been more popular, with <a href=\"https:\/\/www.hso.co.uk\/leased-lines\/technology-news\/homeworking-news\/50-of-uk-workforce-to-work-remotely-by-2020\">nearly 50%<\/a> of all employees in the UK working from home at the height of lockdown. With large swathes of the population in no rush to return to lengthy commutes and dreary office blocks and instead opting for the \u2018brave new world\u2019 of video calls, cloud systems and team collaboration tools, it raises the important question: <em>just how long can a person work at their dining room table for?<\/em> <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you don\u2019t have office space in your home already, creating a dedicated working area via a reconfiguration of existing space, a garage, loft or conservatory conversion or an extension could certainly pay dividends when it comes to selling up, quite apart from saving your own sanity in this extended period of family \u2018togetherness\u2019! In fact, research has shown that the addition of a home office can add <a href=\"https:\/\/www.propertyreporter.co.uk\/household\/ow-much-could-adding-a-home-office-boost-the-value-of-your-home.html#:~:text=Adding%20a%20home%20office%20to%20your%20home&amp;text=According%20to%20the%20Hiscox%2C%20such,by%20an%20average%20of%208.4%25.\">around 8%<\/a> to <a href=\"https:\/\/www.telegraph.co.uk\/property\/uk\/home-office-can-add-10pc-property-value\/\">10%<\/a> to the value of your property in the current market. Not a bad return on your investment!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But just how are people creating home office spaces? Read on to find out.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Option 1: Reconfiguration<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Before we get started, a word of caution; do not assume that converting a bedroom into a study will suddenly increase your property\u2019s worth. Quite the opposite in fact, as rightly or wrongly the size of a home is often implied by the number of bedrooms it has. A non-invasive temporary conversion is, of course, absolutely fine, but going down this route won\u2019t have any meaningful impact (either positively or negatively) on your house price.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Instead, our advice is to look towards areas of your home which are underused, areas such as lofts, garages and even conservatories. Not only are these areas often relatively easy to convert but doing so could also increase your home\u2019s value. Just how much depends on a range of factors, but as a rule of thumb a garage conversion would yield the smallest increase, followed by a conservatory reconfiguration, with the biggest value-adders tending to be loft conversions. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"667\" src=\"https:\/\/yopa-production-wordpress-content.s3.eu-west-1.amazonaws.com\/homeowners-hub\/uploads\/2020\/09\/home-office-zoom.jpg\" alt=\"\" class=\"wp-image-1762\" srcset=\"https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2020\/09\/home-office-zoom.jpg 1000w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2020\/09\/home-office-zoom-300x200.jpg 300w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2020\/09\/home-office-zoom-768x512.jpg 768w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2020\/09\/home-office-zoom-50x33.jpg 50w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\"><\/figure>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Option 2: Building an extension<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">For the more adventurous among you,\nembarking on a home office extension could be the most lucrative way to add\nvalue to a home.&nbsp; <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-far-can-you-extend-without-planning-permission\/\">Depending\non planning permission<\/a> and a good plot of land for which to build on, opting\nfor an office extension could add as much as 10% to the value of your home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Of course, there will be the cost of\nactually building the extension. Depending on the size of the office and how\nmany bells and whistles you are looking to install, we recommend budgeting\nbetween \u00a31,000 and \u00a32,000 for every m\u00b2 of space within the extension. Economies\nof scale also plays a part in pricing up an extension so if you\u2019re opting for a\nsmaller extension then it may be worth airing on the side of caution and\nbudgeting closer to \u00a32,000 per m\u00b2. <\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Option 3: Garden offices<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re unable to afford the cost or time it takes to complete an extension or conversion and\/or gaining planning permission may be tricky, fear not. Adding a garden room to your property can still <a href=\"https:\/\/www.hbdonline.co.uk\/news\/will-a-garden-office-add-value-to-my-property\/\">add around 5%<\/a> to the resale price, which in many cases will cover the cost of installation and then some.
