When it comes to valuing your home, there\nare plenty of online\nvaluation tools<\/a> that offer a helpful starting point. Having an idea of\nyour neighbour\u2019s\nhouse price<\/a> can also be useful and property portals like Rightmove<\/a> and Zoopla<\/a> provide sold\nprices for homes in your local area.<\/p>\n\n\n\n

However, the best way to get an accurate valuation is for at least two, but ideally three, independent estate agents with expertise in the local housing market to provide an in-person valuation<\/a>. <\/p>\n\n\n\n

This valuation should consider the size and dimension of each room, the age and condition of the property, proximity to local amenities such as transport links and good schools, the price of other properties which have recently sold or are on the market in the area, plus the agent\u2019s local knowledge of the demand for properties like yours locally. <\/p>\n\n\n\n

Remember, any property valuation undertaken by a reputable agent should be free of charge, regardless of whether you end up asking them to sell your home.<\/strong><\/p>\n\n\n\n

What happens when two estate agents give wildly different house valuations and what should you do next?<\/strong><\/h3>\n\n\n\n

Firstly, if there is a big difference between them, seek clarity on how they each reached their valuation and ask another independent agent to undertake a valuation. <\/p>\n\n\n\n

It is also important to remember that pinpointing an accurate value for a property down to the last \u00a31,000 can be tricky and you should assume a variation of between 10-15% of the valuation when it comes to the offer price you receive.
