Compared to their traditional high street counterparts, online estate agents are relatively new kids on the block. According to their TV ads they offer all of the same services as high street estate agents, but with dramatically reduced costs. So how do they do it?<\/p>\n\n\n\n

The most obvious reason for their lower fees is \u2013 ironically \u2013 the cost of property. High street agents pay rent and business rates for their shop fronts. In contrast, online and hybrid agents are often solely web-based which means lower overheads. But compare the service and the contract, not just the label: a digital-only agent, a hybrid agent such as Yopa and a high street branch can offer different levels of help with valuation, viewings, negotiation and progressing your sale.<\/p>\n\n\n\n

Many local\nestate agents have been born and raised in the same area that they cover,\ngiving them a good knowledge of the local property market.<\/p>\n\n\n\n

As mentioned previously, high street estate agents will often have greater overheads than their online counterparts. This includes rent for their storefront, business rates, employees, etc. These extra costs mean that you end up paying more for their services\u2026 and in some cases a lot more. The usual commission for a high street estate agent is between 1% \u2013 3% of the final selling price, often with VAT on top. <\/p>\n\n\n\n

Whereas many\nonline estate agents will offer a 24\/7 portal for managing house viewings and\nreceiving offers, traditional estate agents tend to work to more traditional 9-5\nhours.<\/p>\n\n\n\n

There is a growing breed of online estate agents who now also have knowledgeable local agents<\/a> on the ground in your area, in much the same way as their traditional, high-street counterparts. These type of businesses are often referred to as \u2018hybrid\u2019 estate agents, and here at Yopa we\u2019re one of them!<\/p>\n\n\n\n

Some online\nestate agents offer services such as in-person valuations, accompanied viewings\nor marketing as an added extra which is how they keep their costs so low.\nHowever, it is worth remembering that even with the additional cost of these\nadded extras, most of the time online estate agents still work out to be\nconsiderably cheaper than traditional estate agents.<\/p>\n\n\n\n

Upfront\npayment<\/strong><\/p>\n\n\n\n

Whereas many\nhigh street estate agents will take a percentage of the sale price as\ncommission, most online estate agents require upfront payment. Some online and\nhybrid agents do offer the option of payment on completion, but these packages\ntend to be slightly more expensive. However, if you do go for a one-off fixed\nfee, there are no surprises down the line, and you can budget for your move\naccordingly. <\/p>\n\n\n\n

Do online estate agents get the best price for your house?<\/h2>\n\n\n\n

The type of agent alone doesn\u2019t decide the price you achieve. What matters is a well-judged asking price, marketing that reaches the right buyers and strong negotiation. To compare agents, ask each one for recent completed sales of similar homes nearby, including the asking price and the price achieved, and work out what you would be left with after all fees.<\/p>\n\n\n\n

How important is a high street office?<\/h2>\n\n\n\n

An office gives you somewhere to drop in and meet the agent. It doesn\u2019t sell your home by itself: the valuation, marketing, viewings, negotiation and progression do.
