However, in 2020, growth skyrocketed to 7.4% as pent-up buyer demand from Covid-induced lockdowns had a significant impact on the housing market. This strong growth further accelerated during 2021, when house prices increased by a further 10.8%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The housing market continued to see steady growth in the first half of 2022, until the impact of rising inflation, interest rates and affordability began to have an impact.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In 2024, the market began to stabilise, and this carried through into 2025, which saw house prices grow by 2.4% over the year according to Land Registry data. The year was shaped by the stamp duty threshold changes in April 2025, which saw the 0% band for home movers revert from \u00a3250,000 to \u00a3125,000, triggering a rush of completions in Q1 followed by a lull. The Bank of England cut the base rate four times during 2025 &#8211; from 4.75% to 3.75% &#8211; providing a boost to buyer confidence and affordability. From there, we have divided out the percentage increase or decrease from each of the individual property experts over a period of twelve months, and plotted this as a linear extrapolation over each month of 2026.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What does \u201cLand Registry (Estimated)\u201d mean?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Land Registry house price data is one of the most authoritative sources of its type, with its headline figures using a geometric mean of UK house prices. Unfortunately it tends to be released around 1 to 2 months behind Nationwide and Halifax\u2019s own House Price Indexes, therefore creating a lag between the current state of the housing market and the data it provides. With this in mind, <em>Land Registry (Estimated)<\/em>&nbsp;is Yopa\u2019s estimation of what the next Land Registry average house price figure will be.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is created by taking an average of Nationwide and Halifax\u2019s percentage increase or decrease for the following month, and then using this figure as a multiplier on Land Registry\u2019s data from the&nbsp;previous month.<\/p>\n\n\n\n<p class=\"has-small-font-size wp-block-paragraph\">* For the purposes of this webpage, the definition of both Current Average UK House Price and Actual Average UK
