There’s always the option of selling your home without an estate agent, but it’s time-consuming and difficult, and you won’t get the best offer for your home. That’s why most sellers decide that estate agents are worth the money – they’ll take the stress and complication away from your move, and they’ll help you make as much as you can on your sale.

But the question still remains: How much do estate agents really cost, and am I paying too much?

Well, it depends. Sellers have lots of different options, from traditional high street agents to local experts who are mobile and use more online technology. First of all, let’s look at the average commission charged by high street estate agents and see how it compares to the value of your home (which you can calculate here).

Average commission charged by estate agents

Research by the HomeOwners Alliance suggests that estate agents who charge a percentage fee of your home’s final sale price (known as ‘commission’) take between 0.9% to 3.6% as their fee. Nearly all traditional estate agents make their money this way, and for a long time it has been the go-to method of paying for a home sale.

So what fees could you expect to pay for a property that sells for £250,000? At the lower end of the range (0.9%), you would pay £2,250 in commission. At the higher end (3.6%) you would pay £9,000, which is quite a difference.

Remember that you can often haggle though, especially if you have a high-value property. If a traditional estate agent wants to win your instruction, they might be willing to come down a little.

Even so, that’s still a lot of money that you could spend on making your new house a home, or putting aside for a rainy day. That’s why fixed fee alternatives are increasingly popular.

Fixed fee alternatives

Estate agents who charge fixed fees, no matter the value of your property, are a little newer than their high street alternatives. Award-winning agencies like Yopa provide the same service as a high street provider, but their local agents work on the move without the overheads of a physical office. This also means that they’ll come to your home instead of asking you to visit the office, and they’re available outside of normal working hours too.

Fixed fees depend on which agency you choose, and which package you go for (for example, a premium package might cost a bit more, but have the benefit of a premium Rightmove listing). As an example, you can sell with Yopa from £999 including VAT. That means, on average, a seller will save £2,700 in estate agency fees (and around £6,500 in London) for the same service. For more information head to https://www.yopa.co.uk/fees

Whether you choose a traditional (commission-based) or fixed fee agent, it pays to think about the value of your home and how much you could end up paying for the service. Our instant valuation tool will get you started.

Why isn’t VAT regularly included in traditional commission rates?

First and foremost, when it comes to traditional agents who charge commission, excluding the VAT fee gives the impression of a lower fee, and in theory, it can be reclaimed by certain businesses selling off assets. However, most high street estate agents deal with private customers purchasing residential properties, so they are supposed to advertise rates including VAT. According to the Property Ombudsman Code of Practice for estate agents, all estate agents should have been quoting prices including VAT for any quote from 1 October 2016.

We sent a
mystery shopper to get some quotes, and the results were somewhat mixed:

56% of estate agents quoted prices without VAT and had to be asked whether this included VAT.

20% of agents quoted prices without VAT, but stated that the price was plus VAT.

24% of agents quoted prices including VAT.

If you do get a quote from a high street estate agent, make sure you always ask whether the price includes VAT. If it doesn’t, add an extra 20% to their fee so you know what to expect.

The smallest
estate agents may not make enough from fees to charge VAT, and in that case,
all quotes would automatically exclude VAT. These agents would generally have
to be selling fewer than 60 properties a year, assuming they charge an average
of £1,400 per sale and that they do not accrue income from any other sources
(such as lettings).

Estate agents who charge fixed fees may or may not include VAT in their calculations either, so always read the small print to make sure you know what you’re getting. Local Yopa agents always include VAT in their pricing, so their best value fee of £999 is just that.

What about
minimum fees?

Some estate agents charge minimum fees, particularly for less expensive properties. For those that quoted a minimum fee to our mystery shopper, it was at least £900, with some agents quoting as high as £1,300. This can boost the rate charged by an agent significantly, especially if your house is worth less than £100,000.

Can I change
estate agents?

Some estate agents have a minimum contract length, whereas others take pains to note that they do not. If your contract has a minimum length, you cannot usually change estate agents without incurring an exit fee before that time. It’s a good idea to check minimum contract times before you sign anything. Check out our article How to change your estate agent for more information.

What about
using two estate agents?

There are
three main types of contract you would have with an estate agent:

Sole agent

Joint sole agreement

Multiple agency agreement

Most sellers go for a sole agent contract. In general, the fees will be a little lower, as one agent takes the entire amount. Some sellers believe that a sole agent is the best way to go because the assumption is that the agent is better motivated to find a buyer.

In some cases,
you might use a local estate agent and a national estate agent and then split
the fees between the two. Again, you will often end up paying a little more,
but if the local agent has an agreement with the national agent, you may be
able to combine local knowledge with national attention. This is essentially a
joint sole agreement.

It’s not
uncommon to use multiple agents, but financially it may not be worth it. Most
estate agents charge extra if you want to use several estate agents, mainly
because they have to liaise with each other, adding extra overheads. You will
often see this with properties that are repossessions, mainly because the bank
cares less about the final price as long as it covers legal fees and the
outstanding mortgage.

What other
estate agency fees might you pay?

Property owners are legally required to have an up-to-date Energy Performance Certificate (EPC) for their property when selling or letting, so if an inspection hasn’t been undertaken in the last 10 years you will need to pay for a new one. If this is the case it can be better to get this done independently as the inspection and certificate will usually cost you less.

Our mystery shopper received quotes for EPCs ranging from £65 to £120 from estate agents. While it can be more convenient to get an EPC arranged through the estate agent, it is relatively simple to schedule it yourself so it really depends on your priorities and timescales for selling your property.

What role does
the valuer play?

Valuers play
an important role for most estate agents. Essentially, their job is to get
their foot in the door, establish a presence and then sell the product that
they are offering. While most estate agents have a fairly standard commission
model, you can often negotiate with the valuer to include certain packages or
to reduce the commission.

Interestingly
enough, a number of estate agents told us that they had a price-match guarantee
– however that only tended to be mentioned once our mystery shopper said she
was comparing quotes. Commission can be negotiable, and if you wish to choose a
high street estate agent you can usually negotiate the fee price. Fees of 1%
including VAT are reasonable, and you may be able to go even lower if the agent
really wants your business.

Why don’t estate agents list
their fees?

It is always a little puzzling when estate
agents don’t list their fees. In many cases, this could be because the fees are
set by the valuers. Indeed, according to our mystery shopper, some agents
stated that they don’t charge commission, but they needed to know the value of
the property so that they could work out what fee to charge. This sort of
pricing structure is awfully close to commission.

If in doubt, always ask for more information
– you have the right to know how you’re being charged!

Is it possible to haggle on fees?

As noted above, some traditional agents who charge commission might be willing to haggle on fees, especially if you have a high-value property and they want to win your instruction. If you decide to use a traditional high street agent and want to get the best deal, consider asking about reductions like price matching.

Price matching

Some high street estate agents will price match a competitor’s quote, especially if your house is considered desirable for the area. A recently remodelled, family home near good schools will attract a lot of attention, and it would therefore be easy to sell – so it’s less work for the estate agent. In this scenario, haggling is perfectly possible, as those properties will always make money for the agent.

However, for less expensive properties, you will usually start running up against minimum fees. While these minimum fees can sometimes be haggled over a little, don’t expect to get more than a hundred pounds deducted.

The surprising thing about house sales is that the costs of selling a house are fairly fixed for the agent. This means that the difference between a £200,000 house and a £300,000 house with a commission fee of 1.5% is simply that that the estate agency makes £1,500 more.

The larger the estate agent is, the more likely they are to be able to drop fees to secure your business. However, it is always a good idea to talk to several valuers before deciding which agent to choose. Never feel pressured to sign on the dotted line immediately and always make sure that the agent’s fees are completely transparent, and that you know exactly what the total fee will be. Always query whether VAT is included if they have not made this clear and if the quote doesn’t include VAT, remember to add another 20% to the price.

Non-high
street estate agents

If you use an
estate agent without a high street office, you can sometimes get a coupon or
voucher to reduce the fee, but in most cases, fees are fixed. Because they are
lower anyway, you’ll usually find they represent a significant discount on high
street prices, making them extremely good value for money without a reduction
in service.

As noted above,
each homeowner and agency are different, so at the end of the day it’s about
who you think you click best with, and who you feel will be best placed to sell
your home. Good luck!

            Instant online valuation

Get a rough estimate of your home's value now.

            Face-to-face valuation

Book an appointment with your local Yopa agent.

It’s fair to say that nobody loves paying estate agency fees, especially as you’ll also have to pay for stamp duty, legal costs, removal fees, and all those other essential bits and bobs.
