{"id":3825,"date":"2026-05-22T09:00:16","date_gmt":"2026-05-22T09:00:16","guid":{"rendered":"https:\/\/www.yopa.co.uk\/homeowners-hub\/?p=3825"},"modified":"2026-05-22T11:13:40","modified_gmt":"2026-05-22T11:13:40","slug":"fantasy-valuation-chequers","status":"publish","type":"post","link":"https:\/\/dy36.stage.yopa-dev.co.uk\/homeowners-hub\/fantasy-valuation-chequers\/","title":{"rendered":"Fantasy Valuation: Chequers"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Our next\noffering in the fantasy valuation series is another very grand affair \u2013 the official\ncountry residence of the British Prime Minister.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Referred to most\ncommonly as \u201cChequers\u201d, Chequers Court is a Grade I listed, 16<sup>th<\/sup>\ncentury manor house near Ellesborough in Buckinghamshire, around 41 miles north\nwest of <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/fantasy-valuation-no-10-downing-street\/\">No.10 Downing\nStreet<\/a> in central\nLondon. The house is set in 1,500-acre grounds which include a heated indoor\nswimming pool, a tennis court, and beautiful walled gardens. Part of the Chilterns\nArea of Outstanding Natural Beauty, the Prime Minister\u2019s country retreat is\nthought to be named after the chequers trees which grow on the estate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Built in 1565\nby William Hawtrey, the High Sheriff of Buckinghamshire, a manor house is said\nto have existed in some form or other on the site ever since the Roman\u2019s graced\nour shores. The property was gifted to the nation as the country seat of the\nPrime Minister by its final owners, Lord and Lady Lee of Fareham, via the <a href=\"https:\/\/www.legislation.gov.uk\/ukpga\/Geo5\/7-8\/55\/contents\">Chequers Estate\nAct 1917<\/a>.\nThe Lees, who had no heirs to pass the property onto, were aware of the shift\nin politics in the aftermath of the First World War and the likelihood that\nmany future Prime Ministers would not be privy to their own country house\nretreats.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Indeed, Lord\nLee noted in the Chequers Estate Act that:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cIt is not\npossible to foresee or foretell from what classes or conditions of life the\nfuture wielders of power in this country will be drawn. Some may be as in the\npast men of wealth and famous descent; some may belong to the world of trade\nand business; others may spring from the ranks of the manual toilers. To none\nof these in the midst of their strenuous and responsible labours could the\nspirit and anodyne of Chequers do anything but good.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To commemorate\ntheir generous gift, a stained-glass window was installed at the property and\nremains there today. It reads:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cThis house of\npeace and ancient memories was given to England as a thank-offering for her\ndeliverance in the great war of 1914\u20131918 as a place of rest and recreation for\nher Prime Ministers for ever.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since 1921, the property has been used by the nation&#8217;s incumbent Prime Ministers to host foreign leaders and dignitaries, personal events and holidays and even as a place to recuperate from Covid-19 in April 2020 for colourful former Prime Minister, Boris Johnson.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/wp-content\/uploads\/2022\/12\/chequers-2-1024x683.jpg\" alt=\"\" class=\"wp-image-3827\" srcset=\"https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2022\/12\/chequers-2-1024x683.jpg 1024w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2022\/12\/chequers-2-300x200.jpg 300w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2022\/12\/chequers-2-768x512.jpg 768w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2022\/12\/chequers-2-50x33.jpg 50w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2022\/12\/chequers-2.jpg 1500w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\"><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Ruth Lee bought\nthe 10-bedroom house in 1912 following the death of former owner, Henry Delavel\nAstley \u2013 from whom she and her husband had rented the property \u2013 and together they\nembarked on an extensive refurbishment before it was gifted to the nation. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Were it to go\non the market today, the manor house and its extensive grounds would easily\ncost in the region of \u00a350 \u2013 100 million quite without factoring in its impressive\nhistory. However, whilst Chequers passes from one Prime Minister to another, it\nremains under the control of the Chequers Trust rather than being a government-owned\nbuilding, so it is extremely unlikely to ever be sold. Much like Highclere\nCastle \u2013 the famous setting for <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/fantasy-valuation-downton-abbey\/\">Downton Abbey<\/a> \u2013 Chequers\nalso costs nearly \u00a31 million a year to maintain too, so it is certainly not a\nproperty for the faint of heart, or wallet! &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Unfortunately Chequers\nis not open to the public, unless by express invitation, but it is possible to\nvisit nearby <a href=\"https:\/\/www.nationaltrust.org.uk\/visit\/oxfordshire-buckinghamshire-berkshire\/chilterns-countryside\/visiting-coombe-hill-in-the-chilterns-countryside\">Coombe Hill<\/a>, which was\npart of the estate until the 1920s when it was donated to the National Trust. &nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you wanted to get a similar taste of country living, properties in nearby Ellesborough, which come onto the market periodically, have sold for an average price of around \u00a3850,000 over the last 20 years according to <a href=\"https:\/\/www.rightmove.co.uk\/\">Rightmove<\/a>.
