{"id":389,"date":"2026-02-10T05:34:55","date_gmt":"2026-02-10T05:34:55","guid":{"rendered":"https:\/\/www.yopa.co.uk\/homeowners-hub\/?p=389"},"modified":"2026-02-10T21:11:25","modified_gmt":"2026-02-10T21:11:25","slug":"whens-best-time-year-sell-house","status":"publish","type":"post","link":"https:\/\/dy36.stage.yopa-dev.co.uk\/homeowners-hub\/whens-best-time-year-sell-house\/","title":{"rendered":"When\u2019s the Best Time of Year to Sell Your Home?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Selling your home is a big step and it\nturns out that the timing of your sale can make a real difference. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Over at property portal <a href=\"https:\/\/www.rightmove.co.uk\/news\/articles\/property-news\/best-time-to-sell\/\">Rightmove<\/a>,\nthey\u2019ve been crunching the numbers to see if there is an ideal time to sell\nyour home. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst there may be some truth to the\n\u201cpost-Christmas rush\u201d when people start thinking about moving house again after\nthe holidays, Rightmove\u2019s data suggests that spring &#8211; and February and March in\nparticular &#8211; is actually the best time to have your home on the market. These\nmonths consistently see the highest number of properties for sale actually making\nit to completion.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Why spring\nreally is the sweet spot<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Strongest chance of completion<\/u><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Rightmove\u2019s latest <a href=\"https:\/\/www.rightmove.co.uk\/press-centre\/february-march-are-the-best-months-to-list-a-home-for-sale\/\">analysis<\/a> shows that since 2012, <strong>66.3% of homes listed in February or March <\/strong>go on to complete &#8211; the joint highest success rate of any month of the year.  <\/li><li>That means two out of three homes listed in those months find a      buyer, making early spring the most reliable time to list if you want a      sale to happen. <\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Faster sales &#8211; less time on the market<\/u><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Historically, homes listed in February typically find a buyer in 51 days &#8211; the quickest average time of any month, tied with January. <\/li><li>March and April follow closely, with an average of 52 days. <\/li><li>The spring surge means less time waiting around which is ideal if you\u2019re in a chain and trying to coordinate a sale and a move at the      same time.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Buyer demand is rising<\/u><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Following a healthy start to 2025, with many buyers racing to beat the <a href=\"https:\/\/www.gov.uk\/stamp-duty-land-tax\/residential-property-rates\">stamp duty<\/a> rate change on 1 April 2025, buyer demand was 8% higher year on year, and the number of sales agreed up by 15%. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst house sales did slow significantly in April 2025, the market started to rebound in May and, despite uncertainty in the run-up to the November Budget, buyer demand remains up by about 2% at the end of 2025. Further increases have been forecast in 2026 as mortgage rates are expected to fall and affordability improve.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>So, if you\u2019re thinking of selling and want to give yourself the best possible chance:<\/u><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Aim for a February or March listing.<\/strong> That\u2019s when your home is most likely to sell &#8211; and sell quickly.<\/li><li><strong>Get ahead with prep now:<\/strong> declutter, fix small defects, refresh kerb appeal, choose an estate agent to list your home and get photos taken so you\u2019re ready to go.
