But, what do you do if you\u2019ve made all of the usual updates<\/a> and you still aren’t receiving acceptable offers?<\/p>\n\n\n\n

A simple name change<\/strong><\/h2>\n\n\n\n

Okay, so this one is a fairly quick fix. Naming your house can make it much more desirable, so going from 36 Farleigh Road to Cherry Trees Cottage could boost your home\u2019s price by a few thousand. Typically, you would phone up the relevant officer in your local council to find out the process. There may be an administration fee for doing so, and you won\u2019t be able to have the same name as another house in the same area.<\/p>\n\n\n\n

Because of the way street naming works, your address may have to look like this:<\/p>\n\n\n\n

\nAnytown<\/em><\/p>\n\n\n\n

You should also contact Royal Mail at addressmaintenance@royalmail.com<\/a> once you\u2019ve gone through the process of changing the name to ensure that the name change has been updated. Finally, you will need to register the change with the Land Registry, the electoral roll, various utility providers, and anyone else who writes to you on a regular basis.<\/p>\n\n\n\n

You will also get similar results if the name of your house is particularly bizarre. Chez Tracey or Trixiebell Towers, for example, could be changed to something a little more appealing, such as Rose Cottage or Meadow View.<\/p>\n\n\n\n

Add a splash of colour<\/strong><\/h2>\n\n\n\n

Relatively few people talk about the impact that a colour change can have on your home. Rows of terraces, for example, typically only differ in the style of door. However, a home with a subtly different colour scheme could really stand out compared to its peers. Not to mention the benefit of a fresh lick of paint.<\/p>\n\n\n\n

If you do go down this route, choose a light pastel shade or perhaps highlight your windows in a complimentary colour. The idea is to stand out, but not too much. If you go for bright yellow, baby pink or a vivid purple, you run the risk of people not liking your particular colour choice, and this can end up causing the property value to decrease.<\/p>\n\n\n\n

Memorable properties typically sell better if they are memorable for the right reasons, which in turn can help you achieve your asking price.<\/p>\n\n\n\n

Your neighbours may need help<\/strong><\/h2>\n\n\n\n

Investing in a new colour scheme, however, may not have as big an impact as helping out your neighbours. If your house is immaculate, but is straddled by two extremely messy or unkempt houses, it is going to appear less appealing. Often, gardens are messy because people don\u2019t have the time, the knowledge or the inclination to tidy up. If they have a lot of scrap in their yard, they may not have the ability to remove it and take it to the local tip.<\/p>\n\n\n\n

Spending a few hours helping them out on their garden and getting everything in tiptop shape can also boost the value of your property.<\/p>\n\n\n\n

Also, if you have a verge near your property that is maintained by the local council, you may wish to ask permission to plant a few bulbs on it during the spring or consider spreading wildflower seed a few months before you plan to move.<\/p>\n\n\n\n

What about the street?<\/strong><\/h2>\n\n\n\n

The street that you are on will often determine the upper limits of what people are prepared to pay to live there. Strict Council enforcement and better security are all things you can press your local council for, and you could also consider starting an association to help people keep their homes in good order. This could mean providing support for older residents to maintain homes and gardens along with a shared list of contractors who can be trusted to do a good job.<\/p>\n\n\n\n

This one takes a fair bit of work, and the payoff could be measured in terms of months and years. However, if you\u2019re planning on moving in the medium to long term then it could be a worthy endeavour.<\/p>\n\n\n\n

Let\u2019s change the country!<\/strong><\/h2>\n\n\n\n

We\u2019ve seen how policy decisions can rapidly alter the housing market and putting political pressure on your local MP can be quite useful, as can campaigning for various policies. This could include creating infrastructure projects for your local area which can have significant impact on local house prices<\/a>, so it\u2019s a good idea to plan your sale very carefully around these projects.<\/p>\n\n\n\n

Ultimately, some of these ideas are more practical than others, but there are so many factors that go into the price of housing that it can be difficult to quantify them all, and sometimes thinking outside the box can be particularly rewarding.<\/p>\n\n\n
