New research from Yopa reveals that one in five first-time buyers (21%) either have nursery-aged children or are expecting to. But with only 13.8% of early years education providers across England rated as outstanding, where can young families find both a top-tier nursery and an affordable first home?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Outstanding Nurseries vs. Affordable Homes: The Balancing Act<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Yopa\u2019s analysis of the latest government data highlights a key challenge for first-time buyers: while 77 local authorities boast an above-average proportion of outstanding nurseries, the average first-time buyer house price in these areas sits at \u00a3279,475 &#8211; 8% higher than the national average.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, there\u2019s good news. Within these 77 locations, 41 local authorities offer homes priced below the national first-time buyer average (\u00a3258,813), meaning there are places where affordability and top-notch early years education go hand in hand.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Best Locations for First-Time Buyers with Young Children<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re looking to buy your first home while ensuring your child gets access to an outstanding nursery, here are the top spots to consider:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Calderdale:<\/strong> 21.9% of nurseries rated outstanding (3rd highest in England), with an average first-time buyer house price of just \u00a3171,392 &#8211; 34% below the national average.<\/li><li><strong>Sunderland:<\/strong> 21% of nurseries rated outstanding, with the average house price sitting a massive 49% below the national average.<\/li><li><strong>Shropshire, Worcestershire &amp; Peterborough:<\/strong> Over 20% of nurseries are rated outstanding in these areas, with house prices between 6%-22% more affordable than the national average.<\/li><li><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The full list of top areas for early years education has been included below:<\/p>\n\n\n\n<div class=\"infogram-embed\" data-id=\"d117c44e-2582-4c66-a1fc-be0e9f53470a\" data-type=\"interactive\" data-title=\"Early years providers and FTB house prices\"><\/div><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Why This Matters for First-Time Buyers<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Over the past decade, the average first-time buyer house price has surged by 52%, now reaching \u00a3258,813. At the same time (and perhaps unsurprisingly), the average age of a first-time buyer has risen to 32. With more buyers entering the market at a point where they have already begun family life, or are soon to do so, priorities have shifted.
