In England and Wales, they last for 10 years. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, you\nmight want to update your EPC even before it is due to expire, and here\u2019s why.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Why might\nyou update an EPC?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">An EPC provides information on the estimated energy efficiency of your property, which is rated on an alphabetical scale from A-G. This can be a very useful <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-much-can-i-add-to-the-value-of-my-home-by-making-it-more-energy-efficient\/\">selling point<\/a> for a property \u2013 especially if you\u2019ve recently updated certain parts of your home (e.g. boilers, loft insulation etc) to reduce its gas guzzling and electricity eating habits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your\nproperty has a G rating, this means there is virtually no insulation, and the\nwindows are likely to be single glazed. Heating the home is probably achieved\nusing coal fires, electricity or perhaps even oil. This would indicate a very\nold-fashioned property with multiple cold spots, and one that would be pretty\nexpensive and inefficient to run. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the other end of the spectrum, a property rated A is an extremely energy efficient home, equipped with its own energy generating capabilities (such as <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-much-do-solar-panels-add-to-the-value-of-your-house\/\">solar panels<\/a>, <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-much-value-can-a-heat-pump-add-to-my-property\/\">heat pumps<\/a> or wind turbines). It may also have biomass heating (such as a wood burner), and hot water that can be obtained through a solar thermal system too. As a result, it is much cheaper to run and more eco-friendly. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you have\nmade changes to your property which have resulted in substantial improvements\nto its energy consumption \u2013 i.e. upgraded the insulation, windows, and heating\nsystem \u2013 you may wish to get a new EPC to reflect this. It can be a big bonus\nif you\u2019re thinking of selling \u2013 and as we\u2019ll now cover, it is certainly crucial\nif you\u2019re a landlord.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What about\nrental properties?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Rental properties are subject to <a href=\"https:\/\/www.gov.uk\/government\/publications\/the-private-rented-property-minimum-standard-landlord-guidance-documents\">legislation regarding energy efficiency<\/a>. As of April 2018, it has been a legal requirement for anyone wishing to rent out a residential property to <em>new<\/em> tenants to have an EPC in place with a rating of E or higher. Since 1 April 2020 this has also been the case for properties with <em>existing<\/em> tenants in place. Failure to comply with these rules could land you with a hefty fine. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The good news? The E rating isn\u2019t particularly hard to obtain, as it usually just requires the installation of any of the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Gas\ncentral heating with a combi boiler<\/li><li>Double\nglazing<\/li><li>600mm\nof insulation<\/li><li>Wall\ninsulation<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Any of these improvements\ncan take most properties up to an E rating, and even the installation of low-energy\nlighting in all fixed outlets could boost the EPC rating by enough points to\ntake you up to an E.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To make it\neasier, the EPC itself will show you exactly what you can do to improve your\nrating, complete with estimated costs for the necessary works. For example, it\nmight recommend floor installation or low energy lighting, and you\u2019ll be given\na ballpark figure for the amount of money it will cost to make these changes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is also worth checking whether you may qualify for <a href=\"https:\/\/www.gov.uk\/government\/collections\/find-energy-grants-for-you-home-help-to-heat\">government grants<\/a>, of which there are a few different schemes to incentivise energy efficiency improvements in homes. These grants are particularly useful if you have a historic property with dormer windows, which are notoriously difficult to insulate thanks to their awkward angles.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once your\nproperty has been sufficiently insulated, and its energy efficiency improved\nand brought up to the required standard, you will need to apply for a new EPC.\nOnce you\u2019ve secured this documentation, you can then market the property to\nlet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst this is the case now, in 2026, the government <a href=\"https:\/\/www.gov.uk\/government\/consultations\/consultation-on-a-reformed-decent-homes-standard-for-social-and-privately-rented-homes\/outcome\/the-new-decent-homes-standard-policy-statement#part-2-the-new-decent-homes-standard\">established<\/a> a compliance deadline of 1 October 2030 for all privately rented domestic homes in England and Wales to achieve the equivalent of EPC Band C. This is subject to a \u00a310,000 cost cap or a valid, registered <a href=\"https:\/\/www.gov.uk\/government\/publications\/private-rented-sector-minimum-energy-efficiency-standard-exemptions\/guidance-on-prs-exemptions-and-exemptions-register-evidence-requirements\">exemption<\/a>. Make sure you stay up to date with current EPC requirements <a href=\"https:\/\/www.gov.uk\/selling-a-home\/energy-performance-certificates\">here<\/a>. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Summary<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>When do you\nneed an EPC?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are\nbuying, selling or letting out a house, a flat or another residential property.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>The property normally needs an EPC.<\/em><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>When might\nyou need an EPC?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You have a <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-can-you-do-to-a-grade-ii-listed-building\/\">listed<\/a> home.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>In some cases, listed houses do not need\nEPCs, but the rules on this are complex and contradictory.
