Parents became the 9th biggest mortgage lender in the UK in 2023 – handing out a grand total of £8.1bn, rising to £9.2bn from the wider ‘Bank of Family’ in 2024 according to Legal & General.

If you want to help your kids buy a home but you’re not sure where to start, this guide is for you. We’ve put together some of the ways you can lend a hand – and the pros and cons of each.

1. Give them some money

This is the most obvious and popular course of action, and arguably (depending on your own financial situation) the least problematic. Parents with enough put aside for a rainy day may wish to make a financial gift to their children to boost their funds for a deposit, and consequently their chances of securing a good mortgage deal.

You’re allowed to gift £3,000 per year without your children paying any inheritance tax on it – otherwise it could count as part of your estate and be liable for tax. What’s more, you can carry across this allowance from the previous year – so two parents could gift their child a total of £12,000 at once, as long as they haven’t gifted any other money over the previous two years.

Most banks will accept a gifted or partly-gifted deposit on a property, although you may need to make a written statement confirming that the money is a true gift, and that you won’t require it to be paid back. This ensures the lender removes any repayments from their affordability calculations when constructing the mortgage deal, giving your child more borrowing power for their dream home.

Pros, cons and things to be aware of:

The advantages of gifting the money are felt mainly by your lucky offspring, of course – but thanks to your generosity, they’ll have more financial clout to get a bigger and better mortgage (with a wider choice too), will probably pay less per month, and won’t be tied into any complicated (and potentially relationship-damaging) family debts. Plus the gift is tax-free and reduces the size of your estate – which in turn decreases inheritance tax payments later on.

On the downside, depending on what you intended to use the money for, it could eat into your saving – so you need to be 100% sure you can afford it without having to make any unwanted cutbacks to your lifestyle. It’s also worth considering if you’re able to gift the same amount of money to each of your children, and what you think is fair in that respect.

Additionally, if your child is buying with someone else, it pays to create a ‘declaration (or deed) of trust’, which will stop anyone else taking the money should your child split up with the other party.

2. Loan the money to them

If you’re unwilling or unable to pay towards the deposit, but you do have the money, you can always loan it to them. It’s pretty straightforward to draw up a loan agreement, which lays out the conditions and deadline for full repayment (e.g. when the property is sold), as well as what happens if anyone involved in the mortgage were to pass away. A solicitor can help you to put this together.

Pros, cons and things to be aware of:

Obviously, if you can’t afford an outright gift then a loan is the more desirable option, meaning you don’t wave goodbye to the money forever – a big benefit if you’re intending to use the money for something else down the line..

However, it will put your child at a big disadvantage when searching for a mortgage, as all lenders will take your loan into account when working out what your son/daughter can afford to pay back per month. This will decrease both the range of mortgages they can choose from and how much they can borrow.

3. Offer your savings/assets as security

Instead of actively giving or loaning money to your kids, you can use your own assets as security against the loan they take out. Some mortgage plans – usually called Family Offset or Springboard mortgages – will allow you to offset your savings against the value of the money borrowed, reducing the amount of interest paid by your son/daughter and increasing their chances of securing an agreement.

These mortgages will typically require you to put down 10% of the property price, and keep these funds in a savings account for three years. If your child continues making their monthly repayments throughout that time, you’ll get all the money back after the set period elapses.

Another option is a Guarantor Mortgage, where you take on responsibility for the debt should your child fail to make their monthly mortgage repayments. In this event, you would be liable to pay the bank what they’re owed every month, either from your savings or using the property chosen as your security. You don’t need to be named on the title deed, but the lender will need to check your own financial situation before this is agreed to be sure you can afford the repayments in this scenario.

Pros, cons and things to be aware of:

An advantage to offering your savings or assets as security is that you don’t actually have to give or loan your child the money. You should also (in theory) get it all back after just three years, which is probably a shorter time than if you loaned it to them for a deposit.

However, you won’t have access to the money at all during that time, regardless of how much you need it. You may also not be getting the best interest rate, and you won’t be able to switch to get a better deal either. It also goes without saying that if your child isn’t able to repay their mortgage, you’ll be handing over the money instead.

4. Release equity from your property

If you find yourself asset-rich but cash-poor (for example, if you don’t have any cash savings but you do own your property), an option for those aged 55 and over is to access the money tied up in your current home (known as ‘equity’). You can then use this to help your child buy their home.

Let’s say your child needs money for a deposit. You could release equity from your home and give the cash to them as a sort of pre-inheritance. Or, if your child is borrowing 100% of the money needed to buy a property, you could use equity released from your property to secure against 25% of the value of their loan.

The most popular type of equity release plan is the ‘drawdown lifetime mortgage’, a handy scheme that allows you to release equity (cash) when you need it. The interest builds up and is only repayable when you pass away or go into long-term care. Some plans enable you to repay interest monthly or make voluntary repayments too.

It’s a complicated business, so always get financial advice first.

            Instant online valuation

Get a rough estimate of your home's value now.

            Face-to-face valuation

Book an appointment with your local Yopa agent.

Pros, cons and things to be aware of:

This is a great way to provide assistance to your children if you’re a bit strapped for cash, and it shouldn’t mean any financial hardships or lifestyle cutbacks on your side. You also get to witness your children putting their inheritance to good use.

However, be aware of the risks. If nothing goes wrong, it shouldn’t cost you anything; but your property is essentially on the line if your child defaults on their mortgage repayments.

5. Get a joint mortgage

It’s also possible to take out a joint mortgage with your child. This allows you to give them a leg-up onto the ladder whilst remaining involved and in control of the money you’re offering for their home. If you do decide to go for a joint mortgage, both your financial situations will be taken into account – which should help you secure a bigger and better mortgage – and you’ll both be named on the property deeds too.

You’ll also both be liable for the loan, so should either of you default, the other takes on responsibility for the mortgage repayment.

Pros, cons and things to be aware of:

With your combined incomes, you’ve got more borrowing power and are more likely to secure the funds you need for that perfect property. Another advantage for you is that you retain visibility and governance over your at all times.

An obvious disadvantage to this option is you’ll be liable for the loan repayment should your son/daughter be unable to afford it, so it isn’t the best choice for everyone. Be aware of these risks.

6. Help them save their money

These days, there are options available to first-time home buyers if they’re serious about saving the funds for a first home (and you can always offer a helping hand to incentivise them further).

Lifetime ISAs are the most well-known choice. They are a government scheme complete with financial incentives that encourage young people to put money aside for a deposit.

Anyone aged 18-39 can open a Lifetime ISA (sometimes called a LISA), and you can deposit up to £4,000 per year in the account. The government will then kindly top this up to the tune of 25% extra on top of your savings, should your child use that money to fund their first home (up to the value of £450,000). Afterwards, the ISA can stay open and any further money deposited there saved for retirement, with its own financial incentives – but check the rules, because it can’t be withdrawn easily before then.

Pros, cons and things to be aware of:

If you don’t have the money to give your son or daughter a helping hand, or you’re saving it for other commitments, encouraging them to open one of these ISAs is a great idea. At the end of the day, it means they’ll receive free money for their home deposit.

A potential downside is the limit to how much you can pay into the ISA each month – if your song or daughter wants to buy a home soon, they may not be able to pay enough money it to make it really worthwhile. Depending on your age, it is also worth considering giving your kids some of their inheritance early, avoiding inheritance tax later on.

So there you have it – our guide to helping your child buy their first home.

Do remember to think long and hard about decisions like this, and make sure you research your options thoroughly.
