Are you considering a self-build project? If you\u2019ve got the time, determination, and the skill set, it could be the perfect challenge for you.<\/p>\n\n\n\n

Is it worth building a house?<\/em><\/strong><\/h3>\n\n\n\n

According to Resi, <\/a>the UK’s largest residential architect, the average cost of a self-build project in the UK is around \u00a3255,000 when you include the price of the building plot. Given that the cost of the average UK house<\/a> is not much more than this, it might look as if building your own house isn\u2019t really worth the effort. <\/p>\n\n\n\n

However, a self-build project offers many advantages, including lower or no stamp duty,<\/a> as this is only payable on the land for the building plot – not the home itself. More importantly, in the end, you can enjoy a home that\u2019s designed exactly as you want it.

What other factors affect the cost of building a house?<\/em><\/strong><\/h3>\n\n\n\n

A major consideration is the size of the house; naturally, the larger the property, the more expensive it will be to build. You also need to take the price of land into account. For example, it will be many times more expensive to build in a property hotspot such as London<\/a> or the South East than in cheaper areas in the North.<\/p>\n\n\n\n

Also consider the type of house that you want to build. For example, the more complex and bespoke your design, the more you\u2019ll pay in architect fees and building costs. If you\u2019re on a tight budget, considering using a \u2018kit\u2019 house, essentially a prefabricated structure that can save you both money and time. <\/p>\n\n\n\n

Contractors are a further factor to consider: how many will you need and for how long? The more you need to employ, the more expensive your self-build will be. You can save money by doing as much of the work as possible by yourself.

Who will build the property?<\/em><\/strong><\/h3>\n\n\n\n

This is one of the main areas in which you can lower the cost of building a house. <\/p>\n\n\n\n

These are the three main options: <\/p>\n\n\n\n

1. Doing it yourself<\/strong><\/p>\n\n\n\n

If you\u2019re good with your hands, you could theoretically do much of the building work yourself and save 30% to 40% of the construction costs. As well as paying for less labour, you can also source materials yourself, saving money by cutting out the middleman. However, you should be confident in your skills as the DIY route is one that shouldn\u2019t be undertaken lightly; any mistakes made during the construction process could be costly to rectify later on.

2. Self-management <\/strong><\/p>\n\n\n\n

This is a halfway house between doing it yourself and leaving it entirely to a professional construction firm. Essentially you\u2019ll take on the role of project manager. You\u2019ll be responsible for sourcing contractors and subcontractors, supervising construction, and sourcing a large amount of the materials needed for construction. You\u2019ll also be responsible for keeping the project to budget! The more tasks that you can do yourself, the more money you could save. <\/p>\n\n\n\n

3. One main contractor<\/strong><\/p>\n\n\n\n

If you can afford it and you don’t want to spend time on the project yourself, you have the option of handing over the whole project to a single contractor. This is the most costly route to take as you\u2019ll have to pay more for the materials they source as well as the time they spend on administration – but it can make life a lot easier.

While you\u2019ve probably allowed for the cost of the building plot, the materials and the fees for an architect and tradesmen, there are some other expenses to take into account. These include:
